<p>The O’Devaney Gardens development has been designed by the Dublin City Council Architects Department, this is the first phase of the redevelopment, which includes the flats complex in Dublin.  </p>



<p>The scheme offers a few different accommodation options including a row of terraced houses consisting of 14 two storey, two bedroom houses and 42 three to four storey block comprising a combination of apartments, duplexes and three storey houses. The majority of the dwellings provide two bedrooms but a significant number of three-bedroom units have also been built to accommodate larger families. All apartments feature private terraces as well as shared access to the beautiful landscaped courtyard. There is also a single storey basement is provided under one of the apartment blocks. </p>



<p>We were retained to support Dublin City Council’s team, providing full civil, structural, traffic, mechanical and electrical engineering services from master planning stage to completion of construction. Additionally, we provided health &amp; safety advice and filled the PSDP role for the project.&nbsp;</p>



<p>The buildings have been designed with a focus on the use of durable materials including brick, zinc roofs and high performance triple glazed windows. There is a high level of attention to detail externally in the attractive mix of brick and brick expression in the facades, and in the detailing of the private balconies. The public realm design plays an important part in integrating this redevelopment with the surrounding district and ensuring that public spaces offer a safe and welcoming experience.</p>



<p>This is a brownfield urban site, with the buildings constructed adjacent to existing back walls of varying age and quality to properties on Findlater Street and North Circular Road. Multiple property accesses from the rear gardens of the North Circular Road properties had to be accommodated and we worked with Dublin City Council to agree on works to facilitate access (both temporary during construction and following occupation of the new houses).</p>

<p>The Portmarnock Hotel and Golf Links is set on the coast at Portmarnock village, north of Dublin. Once home to the Jameson dynasty (of Jameson Whiskey fame), the original historic house has been extended over the decades and is now a 134-bedroom hotel with restaurants, bars, wellness spa, fitness suite and event and conference facilities.</p>



<p>Waterman Moylan was appointed by Kennedy Wilson in 2014 to provide multidiscipline engineering services in addition to health and safety advice in connection with a major refurbishment and remodelling of the hotel. The works included the complete refitting of all bedrooms on a phased basis, a new spa and fitness centre, an extension to the dining and bar facilities and complete refitting to the reception, bar and restaurant. A new glazed entrance loggia was added and the external areas around the entrance were upgraded. External works included the reconfiguration of the car park and the introduction of feature lighting.</p>



<p>Our building services team was heavily involved in developing the fit-out proposals for the project and played a leading role in both internal and external lighting solutions in particular.</p>



<p>The refurbishment was carried out in phases while the hotel remained in operation and the project was completed in 2016.</p>

<p>Completed in 2018, the development delivers 60,000 sqm of mixed-use contemporary office, residential and retail units on a 4.8-acre site, offering a world-class visionary campus.</p>
<p>The unique urban quarter’s stunning views of the River Liffey and Grand Canal Dock are home to 35,000 sq m of office space and 190 high quality multi-family homes, including a 23-storey residential tower which is the tallest in Dublin. The planned Dodder Bridge, to be delivered by Dublin City Council, will considerably enhance transport links to the Capital Dock site, strengthening the development as one of the most accessible sites of the city. Elsewhere, the Port Tunnel will provide access to Dublin Airport, the M50 peripheral motorway and main suburbs of the capital on both sides of the Liffey.</p>

<p><strong>Seven Separate Buildings</strong><br />
The Capital Dock development consists of seven separate buildings, ranging from three to 23 storeys, and a new public square – all constructed over a two-level basement. The site is bound on the north by the Liffey; on the east by the confluence of the Liffey and Dodder plus the Grand Canal; and to the south and west by existing development.</p>

Office accommodation is arranged across two eight-storey and one seven-storey buildings with roof terraces.</p>
<p>Two of these buildings comprise steel frame structures with slim floor beams and composite deck floors, designed to allow for maximum flexibility for internal sub-division, with the structural steel required weighing in at 2,200 tonnes. The third building utilises a concrete frame with post-tensioned concrete floors, constructed over existing retained structures below ground level.</p>

<p><strong>Residential</strong><br />
Three residential buildings; seven storeys in height, 10 storeys and the third a 23 storey feature tower at the north east corner of the site; were constructed from reinforced concrete frames with post-tensioned concrete floors. These buildings incorporate retail, café and community services facilities at ground level, and offer resident amenity services at first floor, including a gym, cinema room, conservatory, residents lounge and both business and management suites.</p>

<p>Finally, a three-storey pavilion building accommodates two restaurants which offer diners stunning views of the Liffey on one side and the new public square on the other.</p>
<p><strong>Awards</strong><br />
Capital Dock’s stunning residential offering won ‘Housing Project of the Year’ at the 2019 Irish Building Design Awards (IBDA) and ‘Residential Project of the Year – Large’ at the 2019 Construction Industry Awards, before going on to win the ‘Residential’ award at the Irish Construction Excellence (ICE) Awards in 2020.</p>

<p>The redevelopment of Baggot Plaza involved the refurbishment and extension of an existing 1970s five-storey office building located at the heart of the Grand Canal commercial district.</p>



<p>The building has been re-clad externally with the introduction of red sandstone to the primary Baggot Street elevation and with coloured horizontal tile cladding to the remaining facades. Extensive alterations, reconfiguration and extensions both vertically and in plan increased the lettable floor space by 50% and delivered a modern Grade A office.</p>



<p>Waterman Moylan was appointed by Kennedy Wilson to provide civil, structural, traffic and health and safety consultancy services and we worked closely with the design team and the contractor throughout to the completion of this prestigious landmark project.</p>
