Mount Temple Comprehensive School Development

The new Mount Temple Comprehensive School development, located on the grounds of the existing campus on Malahide Road, Clontarf, Dublin 3 is due for completion in Q4 2026. This project will deliver a 10,685 sqm post-primary facility designed to accommodate 1,200 pupils.

Spanning 9.49 hectares, the scheme involves the phased demolition of six existing buildings totalling 6,251 sqm, consolidating all school activities into a single new building. It also includes a separate 20-classroom Special Educational Needs (SEN) facility for St Michael’s House, complete with play areas, traffic management measures and associated site works. The new facility spans over 2.02 hectares and is carefully integrated around existing astro-trug pitches and protected structures.

Waterman Moylan was appointed by the Department of Education to provide full civil and structural engineering services, working in close collaboration with Wejchert Architects, Mythen Construction Ltd as main contractor, KSN and Varming Consulting Engineers Ltd. Five of the buildings scheduled for demolition are currently in use by the school, including the 1960s Mount Temple Hall, the maths block and two prefabricated units, while a disused sports pavilion is located to the south of the site. To minimise disruption to the live school environment, the project team implemented a carefully sequenced demolition strategy that allows education to continue uninterrupted throughout the construction period. Dual access points from the northern and southern boundaries support efficient logistics, and a clear separation between the existing and new school areas enables phased construction and a smooth transition of pupils from the old to the new buildings.

The historic Mount Temple House and its iconic clock tower, dating back to the early 1860s, were carefully considered early in the design process. Sightlines and clearances guided the placement of the new school building, with a tiered terrace area installed between the Malahide and Howth Road entrances to form the footprint. To accommodate the site’s existing terraces and ensure full accessibility, the design incorporates a series of internal and external retaining walls, along with a sloping boulevard integrated into the landscaping to comply with Part M of the Building Regulations. Planning conditions required measures to ensure privacy and separation from neighbouring properties, and the site’s steep topography necessitated the design of a retaining wall and boundary fence along the western elevation. The design of this wall also protects a line of sensitive mature trees, with mini piles used to minimise disruption to their roots.

Several unique structural elements have been incorporated into the final design, including feature bow string trusses and skylights in the new sports hall, a three-storey entrance atrium, and a cantilevered library with a prominent staircase overlooking the atrium. The scheme also includes an external store, ESB substation and switch room, 72 car parking spaces, new site lighting and associated hard and soft landscaping.

Sustainability is central to the design, with photovoltaic panels installed along the southern elevation and a sustainable urban drainage system (SuDS) integrated into the site. An underground attenuation tank manages stormwater runoff efficiently, and, in line with the government’s Low Carbon Design requirements introduced in 2024, all concrete used on site incorporates a minimum of 30% Ground Granulated Blast Furnace Slag (GGBS), significantly reducing the carbon footprint of the construction process.

The Little Museum of Dublin

The Little Museum of Dublin, located in a Georgian townhouse at 15 St Stephen’s Green, underwent a transformative €4.3 million redevelopment for over two years.

The refurbishment enhanced the museum’s visitor experience and operational capacity, positioning it as a flagship cultural site in central Dublin.

Jointly funded by Fáilte Ireland, the Department of Tourism and Culture, Dublin City Council, and private and corporate donors, the project supported the museum’s long-term growth as a tourism and education asset.

Working in partnership with conservation architects Deaton Lysaght, our team provided full structural and MEP engineering services for the redevelopment. A key feature of the project was the design and installation of a striking four-storey lift structure, framed in steel and clad in glass, to ensure inclusive access to all levels of the museum. The substructure included a 550mm-deep raft foundation set into stiff clay and reinforced concrete walls forming the lift pit. Above ground, the superstructure comprised a steel frame supporting the glass cladding, with vertical loads transferred through SHS columns and UC beams. Lateral stability was achieved via vertical diagonal bracing and structural connections anchoring the lift shaft to the existing building.

The scheme included a full revamp of the mechanical and electrical systems to provide a comfortable and welcoming internal environment, overcoming the challenges of working within a protected structure.

Life safety systems such as fire alarms and emergency escape routes were prioritised, and the lighting design was delivered in close collaboration with interior designers and specialist suppliers to meet both aesthetic and functional requirements. Additional drainage and access improvements were implemented to support long-term resilience and improved visitor flow.

The refurbishment facilitated the expansion of the museum’s artefact collection, sourced from the Irish public, and enabled the reimagining of popular displays. Highlights included the Made in Dublin music room featuring a maquette of Vera Klute’s Luke Kelly statue, a basement garden with a historic K1 telephone box, a stairwell dedicated to former Dublin Lord Mayor Alfie Byrne, and a first-floor gallery overlooking St Stephen’s Green that chronicled Dublin’s history from Victorian times through Little Jerusalem, Oscar Wilde, Nelson’s Pillar and the 1916 revolution. New additions also included a youth education space, a reception area, and a patio for outdoor events.

Sustainability and longevity were central to the design approach. Scalable infrastructure and flexible programming reduced the need for future structural changes, aligning with environmental and social sustainability goals.

Situated in the heart of London’s Mayfair, this exceptional 65,000 sq ft residential scheme delivered 42 luxury apartments and penthouses. The scheme incorporates boutique hotel-style amenities, including an on-site concierge, gym, spa and private underground parking facilities served by two resident car lifts.

The stunning new arcade, the first in Mayfair since 1930, is surrounded by 25,000 sq ft of art gallery space on the lower ground, ground and part of the first floor. A distinctive central lightwell allows natural light penetration to the area, creating two blocks of properties to the East and West sides of the site with access to the galleries at ground floor level.

Our team delivered the building services and structural engineering designs for this exceptional development, and our specialists used prefabrication techniques to significantly reduce the apartment fit-out and construction programme. This included the two main mechanical and electrical risers and apartment heat interface unit utility cupboards, which were both manufactured off-site to ensure consistent quality.

This significant development was physically constrained by a restrictive 35 x 40m rectangular plot, which presented a complex set of challenges for our structures team. In addition, the new three-level basement was formed immediately adjacent the neighbouring property, requiring sensitivity during demolition of the existing building and subsequent redevelopment.

To overcome these challenges, a sheet-piled retaining wall was adopted in-lieu of more traditional secant piling. This used an innovative strut-tie force transfer system which resulted in large horizontal forces in the ground- and first-floor basement structures, allowing the superstructure floors and first basement level to extend beyond the footprint of the retaining-wall enclosure to the lower two basement levels.

We carefully considered the site’s energy efficiency throughout the design process, and our mechanical and electrical design incorporated combined heat and power plant and PV cells which reduce the scheme’s carbon emissions by 36% above Building Regulation requirements.

The apartments all achieved EPC B ratings due to low energy initiatives including LED lighting, and the scheme achieved BREEAM ‘Excellent’ and ‘Level 4’ Code for Sustainable Homes 2010 (CfSH) certifications.
