The Advanced Technology Building, delivered on behalf of IDA Ireland, is a new build facility located on their Waterford Business Technology Campus, near the Southeast Technical University Waterford Campus.

With a 48m x 52m footprint, the building provides 1,500 sqm of production space and 1,500 sqm of office space over two storeys, with the offices wrapped around two sides of the production zone. This is framed in structural steel with a two-bay portal frame structure spanning 36m in one direction.

The office building incorporates a robust structural steel frame complemented by precast concrete floor slabs and a roof system. It features a striking cantilevered canopy at the building’s corner entrance, extending nine metres in both directions, supported by edge trusses integrated within the roof depth, creating a bold and functional design statement.

External works included the construction of a new access road connecting to the Technology Campus spine road, the provision of 56 parking spaces, including designated disabled bays, and a dedicated service yard. Essential infrastructure such as foul drainage, water supply, and surface water systems were installed and linked to the campus network. Sustainable drainage solutions (SuDS) were incorporated through permeable paving in parking areas and rainwater harvesting tanks, effectively reducing surface water run-off at source.

Our specialists provided full civil and structural engineering services across every project stage of the commercial facility. In developing the designs for the scheme, we liaised with Bord Gais regarding a major gas transmission main running through the southern corner of the site, under the proposed service yard. To ensure the integrity of the gas pipeline, we constructed a 200mm-thick concrete protection slab over the pipeline, with compressible filler to guarantee that loads from vehicles in the service yard would be transferred to either side of the pipeline and avoid impacting this.

Delivered by a multidiscipline design team led by Van Dijk Architects, the building won the ‘Industrial Building of the Year’ award at the 2022 Irish Construction Excellence Awards. Currently it is occupied by Repligen Corporation, an international specialist in research and production of biological drugs.
