Situated directly south of the original Grange apartment and office development, the new residential blocks utilise the existing entrance from Brewery Road. Adjacent to the N11 Quality Bus Corridor, the development adopts a reduced parking provision of 100 spaces, while maximising high-quality cycle facilities.
Built to the highest standards, the scheme integrates environmental measures throughout, including green roofs, gravel filter strips, swales and permeable paving, forming part of a comprehensive SuDS strategy.
One of the project’s key challenges was the design of a basement structure required to straddle a two-metre-diameter strategic water supply pipeline feeding Stillorgan Reservoir. Our solution ensured there was no impact on the live pipeline, securing Irish Water’s approval and a build-over licence following rigorous technical review.
