Cherry Orchard Point, a landmark mixed-use development in west Dublin, it situated on a 13-hectare site between the M50 and Park West Avenue. The development will provide 1,145 new homes, together with retail, commercial, community and childcare facilities, creating a vibrant new urban neighbourhood.

The project commenced with the preparation of a detailed masterplan for approval by the Land Development Agency and Dublin City Council. Working closely with the wider design team, our team helped develop a people-focused layout centred around a car-free landscaped spine, maximising developable land, encouraging active travel and creating opportunities for sustainable drainage and public open space.

We were appointed by Van Dijik Architects and Conroy Crowe Kelly to provide integrated civil, structural, traffic, mechanical and electrical engineering services throughout the master planning and design stages. This included the assessment and coordination of site-wide utility infrastructure, identification of connection strategies for water and wastewater services, and the development of servicing solutions to support the phased delivery of the scheme. Extensive collaboration with utility providers and project stakeholders helped minimise risk and ensure efficient delivery.

Phase 1 of Cherry Orchard Point has been divided into Phases 1A, 1B and 1C. We completed the detailed design for Phase 1A, comprising 389 apartments, retail facilities and a landmark 15-storey building adjacent to Cherry Orchard railway station. We supported the Design & Build procurement process through the development of highly coordinated BIM models and detailed tender documentation, enabling contractors to accurately assess risk and construction options. The successful contractor, Sisk, adopted the tender-stage precast structural solution and acknowledged that the quality of the design information reduced design risk during tendering.

We continue to support delivery as Technical Advisor during construction, reviewing contractor design submissions, undertaking site inspections and supporting the Assigned Certifier to ensure compliance and quality.

Phase 2 is also under construction, while Phases 1B and 1C, delivering a further 319 apartments, have been fully designed and tendered, with construction scheduled to commence in Q3 2026.

Sustainability has been a key driver throughout the project. Our team developed the Building Regulation Part L compliance strategy for all residential units, incorporating energy-efficient design solutions including air source and exhaust air heat pumps, demand-controlled ventilation systems and renewable energy technologies. These measures support energy performance beyond nZEB requirements while contributing to a comfortable and sustainable living environment.

The development also achieved Home Performance Index (HPI) Certification, with our engineers providing technical input to support the assessment process.
