A major transformation is underway at Independent House, the former home of the Irish Independent newspaper, seeing this protected Dublin landmark repurposed into modern student accommodation. The redevelopment will breathe new life into the historic city centre building, creating a vibrant student community while preserving its rich media and publishing heritage.

Led by Summix Capital, the scheme will deliver 316 high-quality bedrooms, ensuring that key heritage features, including the building’s iconic façade, remain intact. This sensitive restoration combines contemporary living with respect for the site’s historic character.

Located in the heart of Dublin, Independent House offers unrivalled access to the city’s amenities, cultural attractions and transport links, making it an ideal base for students seeking convenience and connectivity.

Our team is providing civil and structural engineering expertise to support the project during the concept design and planning stages of the project. This included detailed surveys and testing of the existing structures to confirm capacity of floors, vertical load-bearing elements and foundations. Working closely with Henry J Lyons Architects, Thornton O’Connor Town Planning, and the wider design team, we are helping to realise the client’s vision for this landmark development. Planning permission for the redevelopment was secured in 2025.
