Purfleet Centre Regeneration

The £1bn, residential-focused regeneration of Purfleet in Essex will totally transform this bustling area. Getting the scheme underway, ‘Sub-Zone 1A’ will deliver the first 61 residential units, with 1,000 scheduled for Phase 1 overall.

The wider regeneration will bring 2,850 new homes and a new town centre to Purfleet, incorporating a variety of retail and restaurant units along with a 93,000 sqm film and TV studio complex. In addition, the community will benefit from two new schools, a medical centre and other key community facilities.


With a view to maximising accessibility, the Purfleet Centre Regeneration Ltd (PCRL) scheme, a joint venture between Urban Catalyst and Swan Housing Association, will focus on improving local infrastructure with an upgraded railway station and transport linkages with the neighbouring M25 motorway.


Our team supported the outline planning application with a variety of specialist reports and strategies, including flood risk assessment and drainage strategy, transport assessment, land quality and remediation strategy, landscape and visual impact study, historic environment assessment, arboriculture survey, civil engineering and highway design, also completing the environmental impact assessment.


In addition, our building services engineers are exploring an energy efficient district heating strategy which will be implemented using the latest heat pump technology. The heating network will be distributed around the development, forming part of a series of service nodes co-located with transformers, broadband and medium capacity electric vehicle charging points. The nodes will be interlinked through an energy sharing loop, permitting heat exchange across the development.
