Roselawn, Foxrock

Designed by HJ Lyons, this scheme offers 142-unit, high quality, apartments on an infill site on Granville Road located in Foxrock, Dublin. The project was granted planning permission by An Bord Pleanala under the Strategic Housing Development planning procedure in 2019 which was strongly endorsed by Dun Laoghaire Rathdown County Council.

The development comprises two blocks of varying heights rising to seven storeys along the front of the site, bordering the N11 dual carraigeway, with both buildings covering a single level basement area. Designed as a private rented sector (PRS) scheme, communal facilities include gymnasium, multi-functional area and work lounge, whilst also featuring a stand-alone garden pavilion. The apartments vary in size to accommodate many different tenants, 73 one bed, 68 two bed and one three bed apartments, with a total of 98 car spaces included.

Development of the scheme proposals included extensive engagement with Dun Laoghaire Rathdown County Council on aspects including access and parking, reduced parking provision, and surface water and SuDS design.

The scheme includes a green roof, permeable paving, filter drains, landscaped podium and an attenuation tank. An in-situ concrete frame and flat slab was selected as the most advantageous for the project after review of the alternative options.

Waterman Moylan worked alongside Richmond Hones to provide traffic, civil and structural engineering services from the planning stage through to completion in 2022.
