Mary Aikenhead House

Published 30th August 2022

This scheme involved the refurbishment and upgrade of the existing four-storey Mary Aikenhead House complex on James Street, Dublin 8. Constructed in the 1940s, the complex comprises two blocks, one of which encloses a courtyard.

Waterman Moylan was responsible for carrying out a detailed structural survey of the buildings. Extensive reinforcement corrosion and carbonation of concrete was found. Defective concrete was replaced, reinforcement and anchored back to sound concrete where necessary. An anti-carbonation coating was applied to all exposed surfaces.

Following the survey, we were retained to prepare full engineering documentation for the complete refurbishment of the complex, including major modifications to apartment layouts, structural alterations, complete new electrical, mechanical, security and access systems, complete renewal of internal and external drainage systems and redevelopment of external areas around the buildings.

The works were carried out in six phases with the residents of the 150-apartment complex remaining in occupation throughout.
